Irrigation and Ditch Rights

• 17 irrigable acres via Pine River Irrigation District(PRID)
• 1.32 shares of the Thompson-Epperson Ditch(T-E Ditch)
• 1.0 cfs off of Dry Creek(conditional)
• 15 cfs conditional off of the AG spring on the west side of the property
• 1.0 cfs conditional from the A.G. Draw Diversion

Commercial Wells

One operating Commercial Water Well, approved for up to 50 GPM. Two additional Gallery Wells have already been approved but have not been drilled. All the wells could be used simultaneously so long as the diversion rate does not exceed 50 GPM. These wells can be used for year-round indoor irrigation.

Ponds and Water Storage

• 1,500-gallon buried cistern.
• 4,250 gallon above-ground cistern tank. This tank can be plugged into the well.
• 23,000-gallon operations pond for irrigation water from the T-E Ditch.
• 1.34-acre pond has been approved, but not constructed. This would add 436,840 gallons of water storage.

Central Water Tap

The current owners purchased a La Plata Archuleta Water District central water tap. The farm has not been connected to the central water system. The water tap is included with the purchase of the property. All interested parties are encouraged to contact LPAWD for more information.
